New Villas Project Enhances Qualicum Beach Living Experience

The development of the Villas at Pheasant Glen Golf Resort in Qualicum Beach marks a significant addition to the local residential landscape. Developer Rob McGorman has confirmed that the project, which features a commitment to preserving the area’s natural beauty, will retain the existing trees and greenery, responding to a common inquiry from prospective buyers: “Are you going to keep the trees?” The answer is a resounding yes.
As the first residential phase of the long-established golf resort, the Villas are designed to blend seamlessly with the environment. McGorman, founder and owner of Bayshore Construction Inc., emphasized the project’s intention to reflect the stunning West Coast surroundings. “Every villa backs onto a forest,” he noted, ensuring that each residence will enjoy unbroken views of the lush landscape, rather than the traditional shared back fences typically found in residential developments.
The Villas will feature a selection of two-bedroom-and-den, three-bedroom, and three-bathroom homes, ranging in size from 1,788 to 2,200 square feet. Available in both rancher and two-storey designs, these homes are set to appeal to a wide range of buyers. McGorman revealed that the project’s evolution was the result of long-term discussions with the Dutton family, owners of the golf course, a plan that has been in the works for approximately 17 years.
Expanding Amenities at Pheasant Glen
In conjunction with the Villas, Pheasant Glen Golf Resort is set to enhance its facilities. Plans include the addition of tennis and pickleball courts, a gym, and a new clubhouse featuring a restaurant. Future developments will also encompass low-rise condominiums, which will be separated from the Villas by a tree buffer. Residents of the Villas will have the option to access these amenities or choose to opt out. Notably, they will also have priority for golf club membership, with the initiation fee waived.
For homebuyer Gerry Scott, the Villas represent the ideal blend of features he and his wife, Melissa, sought as they planned their return to the island after leaving in 1983. They made their decision to purchase the home sight unseen after discussions with McGorman and Nicole Proch, head of sales and marketing. “There are no regrets,” Scott remarked, highlighting the progress of construction, with foundations already laid and completion anticipated by March 2026.
Scott, now 64, expressed his excitement about the lifestyle opportunities that await him in Qualicum Beach. “I always envisioned retirement as doing the things I wanted to do as a kid,” he said, listing activities such as mountain biking, golfing, and engaging in the community’s recreational offerings.
The couple chose the Brandon model, a design that is also showcased as the show home. They made customizations to the exterior to ensure their home stands out among the Villas, adhering to the project’s aesthetic guidelines which prevent identical homes from being built side by side. Inside, they opted for finishes similar to the show home, with a focus on bright, open spaces and modern design elements.
Interior design has been coordinated by C.A. Design and Bayshore’s in-house designer, Jordan Labas. Homes will feature floor-to-ceiling sliding glass doors, allowing for abundant natural light, with the Brandon model showcasing a 20-foot span across the dining and living areas. Buyers can choose from three distinct interior color palettes, with Labas available to assist in the selection process.
McGorman has noted that customization is encouraged, allowing buyers to request changes during the building process. This flexibility has led to various adjustments, such as altering window placements or changing interior features to align with buyers’ preferences. The Scotts are currently finalizing their design choices, with Melissa collaborating with Labas to select lighting fixtures.
Scott described their decision to move quickly on the Villas, emphasizing the appeal of the lot they secured. “It’s beautiful. The views, everything, it’s incredible,” he said, expressing enthusiasm for the resort’s planned enhancements, which he believes will significantly elevate the community’s appeal.
