Calgary Developer Launches Urgent Revitalization of ‘Cursed’ Corner

UPDATE: A Calgary developer is launching an urgent revitalization effort at the notorious intersection of 17th Avenue and 14th Street S.W., often dubbed “bad luck corner” due to its string of misfortunes, including multiple fires and car crashes. This initiative aims to transform the area into a vibrant retail and community hub once again.

Local businesses have struggled at this intersection, with a two-car crash earlier this year sending one vehicle crashing through a storefront window. “It’s sort of like a bad luck corner, if you think about it,” said Cynthia Klaassen, heritage resources program manager with Heritage Calgary. The area connects several communities, including Sunalta and Beltline, but has become infamous for its challenges.

Despite its troubled history, Frank Lonardelli, CEO of Arlington Street Investments, is determined to turn things around. “I don’t believe in curses or witchcraft,” he stated. “What I do believe in is logistics and impediments.” Lonardelli is working to address the issues plaguing the corner, including reduced walkability and limited storefront space.

Since acquiring Condon Block in 2019, Lonardelli’s company has been collaborating with the city to rezone the area. The plan includes eight mixed-use redevelopment sites, with over 300 residential units and 14,000 square feet of retail space expected to be completed by April 2028. “There’s no bad places to redevelop. There’s just a lack of vision,” he added.

The history of this intersection is rich, once thriving with local shops and businesses. It was home to iconic structures like the Condon Block, built by entrepreneur Jimmie Condon, who opened a tearoom in the early 1900s. However, recent years have seen a decline, with many businesses closing shortly after opening.

Lonardelli believes his plans will be the “catalyst” needed to revitalize the entire community. While some locals express sadness over the demolition of Condon Block, they hold onto hope that the redevelopment will breathe new life into the area. Klaassen noted, “I think it will remain a vibrant corner, particularly if you’ve got more people living there.”

As the project unfolds, the focus remains on creating a safer and more dynamic environment for residents and visitors alike. This developing situation is one to watch as Calgary seeks to reclaim a significant part of its urban landscape.
