Homebuyers Find Affordable Options Near Edmonton Amid Rising Prices

A recent report from the Realtors Association of Edmonton (RAE) highlights three nearby municipalities where the average sale price of a detached home is lower than the average in Edmonton. As of June 2025, the average sale price of a detached home in Edmonton stands at $565,496.
The RAE’s monthly market statistics indicate that detached homes in the Greater Edmonton Region (GER) are in demand, with a 2.6 percent increase in sales compared to June 2024. Despite a slight monthly decrease of 1 percent, prices continue to trend upward, showing a year-over-year increase of 6.4 percent.
Affordable Alternatives in the Region
For potential homebuyers seeking more affordable options, the RAE reports that several areas near Edmonton offer lower average sale prices for detached homes. The current year-to-date (YTD) average sale prices in these municipalities are as follows:
– Leduc: $506,466
– Fort Saskatchewan: $536,016
– Spruce Grove: $545,846
– Sherwood Park: $576,321
– St. Albert: $618,501
These alternatives present a significant opportunity for buyers who find Edmonton’s market challenging.
New listings in the region increased by 16.3 percent compared to June 2024, which has helped alleviate some of the tight market conditions. Although the number of new listings slowed during June, detached properties remained on the market an average of two days longer than in May 2025, reflecting changing dynamics in the housing market.
Market Trends and Insights
“June’s market remained steady overall, with year-over-year gains in sales and listings,” noted Darlene Reid, the 2024 board chair for the RAE. She added that there are signs of a slowdown in specific categories, particularly for semi-detached and row/townhomes, where both sales dipped and time on the market increased.
Reid emphasized that growing inventory combined with strong listing activity continues to create opportunities for both buyers and sellers as the market moves into the second half of the year.
