Vancouver Proposes 26-Storey Mixed-Use Tower Near Future SkyTrain
A significant redevelopment project is in the works for Vancouver’s Fairview area, which could transform a two-storey commercial building into a 26-storey mixed-use tower. The proposal for the site at 1668 West Broadway was submitted by Unicorn Properties in collaboration with W.T. Leung Architects. This location is strategically situated near the future South Granville SkyTrain Station, expected to enhance accessibility in the region.
The existing structure, built in 1989, has served various businesses, notably hosting multiple Asian cuisine restaurants over the years, most recently housing Feel City BBQ. The redevelopment aims to align with the municipal government’s Broadway Plan, which encourages high-density, mixed-use developments in the area.
Project Details and Housing Mix
The proposed tower will rise to a height of 265 feet and comprise 208 secured purpose-built rental homes. The residential units will include 166 market rental units and 42 below-market rental units. The project features a diverse mix of unit types: 109 one-bedroom units, 22 one-bedroom units with a den, 57 two-bedroom units, and 20 three-bedroom units.
Residents will have access to shared indoor and outdoor amenities on the second and third levels. The second floor will also include approximately 4,800 sq. ft. of commercial office space. The ground level will be activated by around 8,200 sq. ft. of retail and restaurant spaces, contributing to the vibrancy of the West Broadway frontage.
Parking and Density Considerations
To accommodate residents and visitors, the project plans to include 119 vehicle parking stalls within three underground levels. Additionally, there will be five car share stalls located in the laneway.
The overall project is expected to generate about 162,000 sq. ft. of total building floor area, establishing a floor area ratio density of 8.6 times the size of the 18,750 sq. ft. lot. This significant density aligns with the city’s goals to increase housing availability and support urban growth while providing necessary amenities.
This redevelopment proposal represents a crucial step in addressing housing demands in Vancouver, particularly in areas close to transit hubs like the forthcoming South Granville SkyTrain Station. As discussions progress, the community will have the opportunity to engage with the developers about the project’s impact on local infrastructure and services.
