Anthem Properties Unveils Ambitious ‘Georgetown West’ Project in Surrey

Plans are underway for the “Georgetown West” project in Surrey City Centre, marking a significant development in the region’s urban landscape. Vancouver-based developer Anthem Properties is advancing its vision for a master-planned, transit-oriented, mixed-use community on a 7.5-acre site located at 10312 King George Blvd and 13665 102nd Ave. This area previously housed Canadian Tire and Save-On-Foods, and the new development promises to reshape the downtown skyline.

The Georgetown West project involves the construction of five high-rise towers across four distinct phases. According to the recent rezoning application, the project will feature three mixed-use residential towers and two residential-only towers, with heights reaching 30, 33, 40, 44, and 47 storeys. The tallest structures will be positioned closer to the nearby SkyTrain station, enhancing accessibility for future residents.

Anthem Properties aims to deliver 2,079 condominium homes through this extensive development. The unit mix will comprise 188 studios, 1,123 one-bedroom units, 689 two-bedroom units, 53 three-bedroom units, and 26 townhouse units. Alongside the residential offerings, the project includes over 96,000 sq. ft. of commercial space, which encompasses nearly 41,000 sq. ft. of office space, approximately 40,000 sq. ft. of retail space, and 16,000 sq. ft. dedicated to restaurants.

Phased Development and Community Impact

The first phase of Georgetown West will be situated on the eastern side of the site, fronting Whalley Boulevard. This initial phase includes two towers, 30 and 33 storeys tall, providing a total of 664 residential units. Residents will benefit from shared amenities and 19,000 sq. ft. of commercial space at the base, featuring essential services like a grocery store and a restaurant.

The overall layout of the development is designed around a 10,500 sq. ft. privately-owned public plaza located at the northwest corner of Whalley Boulevard and 102A Avenue. Additionally, a triangular-shaped lot of 14,000 sq. ft. will be gifted to the city to create a public park, enhancing green spaces in the area. Significant public infrastructure improvements are also planned, including a new east-west segment of Central Boulevard and a north-south segment of 136 Street.

Parking facilities will accommodate up to 2,300 vehicles across five underground levels, while nearly 3,000 secured bike parking spaces will encourage sustainable transport options. The entire project has a projected total building floor area of 1.68 million sq. ft., resulting in a floor area ratio of 7.4 times larger than the land size after dedications for public roads are accounted for.

Regulatory Approval and Future Prospects

The Georgetown West development marks Anthem Properties’s third application within the larger Georgetown master-planned community. The first phase, known as “Georgetown One,” has already resulted in the construction of a 30-storey mixed-use residential tower. Immediately to the east, the three phases of “Georgetown East” have received approval, with the first tower currently under construction.

Notably, recent legislative changes enacted by the provincial government mean that a public hearing is not required for the rezoning application of Georgetown West. This is due to its alignment with the existing framework of the municipal government’s Official Community Plan.

As Surrey City Centre continues to evolve, the Georgetown West project is poised to play a pivotal role in shaping the urban environment, providing a blend of residential, commercial, and public spaces that cater to the needs of a growing population.
