Growing Families Weigh Options in Move-Up Home Market

Families looking to upgrade their homes today face two distinct options that cater to their evolving needs. The market presents a choice between newly constructed houses in developing neighborhoods and well-maintained resale properties that offer character and space.

One popular route is to purchase a brand-new detached two-storey home in emerging areas such as Prairie Pointe, Sage Creek, or Summerlea. Homes in these neighborhoods typically range from 1,350 to 1,500 sq. ft. and carry price tags between $500,000 and $560,000, depending on the selected features. While the allure of a brand-new home is undeniable, potential buyers should be aware that the initial price often does not cover the full cost of moving in.

Many new homes require additional landscaping, fencing, and possibly a deck, which may not be included in the purchase price. Buyers also need to consider appliances, as these can vary widely between homes, and basements often require development. Furthermore, if a garage is not included, one may need to allocate funds for its construction.

On the other hand, families might opt for a resale home, which can provide both immediate comfort and additional value. A notable example is a 1,279-sq.-ft. bungalow located at 15 Sauve Cres. in River Park South, currently listed at $509,000. According to Charlene Urbanski of Lifestyles Real Estate, the original owners have meticulously maintained and upgraded the residence since its construction in 1989.

Despite its age, the home features a modern and inviting floor plan. The entrance opens to a generous foyer that flows into an open-concept living and dining area, ideal for family gatherings. Urbanski emphasizes its versatility, stating, “You can configure it so you can watch the kids play from the kitchen while still having space for a dining table and comfortable seating in the living room.”

The home’s kitchen has been updated with granite countertops, oak cabinets, and stainless-steel appliances, creating a functional and attractive space for cooking and entertaining. A standout feature is the fully insulated sunroom, which boasts a wall of windows that flood the area with natural light. This room leads to an expansive outdoor space that includes a patio, pergola, firepit, and additional fenced areas for pets.

The bungalow accommodates two bedrooms, complemented by a luxurious four-piece main bathroom featuring a walk-in shower and a deep soaker tub. “It’s just a lovely space,” Urbanski notes, highlighting the tasteful design elements that enhance the overall ambiance. The primary bedroom serves as a peaceful retreat, complete with ample closet space and a private ensuite bathroom.

The lower level of the home adds significant value, providing approximately 1,000 sq. ft. of additional living space. This area includes a recreation room with cork flooring, two flex spaces, an office, and a three-piece bath. Urbanski describes it as an ideal setup for families, offering numerous options for utility and comfort.

Recent upgrades to the home include new windows installed in 2016, along with a new roof and air conditioning system added in 2022. The property is located in a quiet neighborhood just off St. Anne’s Road, providing convenient access to shopping, schools, and recreational facilities.

Urbanski concludes that the home represents an exceptional value, stating, “It’s a fabulous family home with everything done and ready to go. The livability it offers is off the charts.” As families navigate the current housing market, both options present unique advantages that cater to different preferences and budgets.
