New Townhomes and Condos Approved in Surrey’s Morgan Creek
UPDATE: Surrey City Council has just approved the third reading for a significant new development in the Morgan Creek Golf Course neighbourhood, bringing 82 townhouses and 119 apartments closer to reality. This decision, made on October 23, 2023, comes after a public hearing where community sentiments were voiced regarding the project located at 3375 Morgan Creek Way and 15711 32 Ave.
This urgent development is expected to reshape the local housing landscape, as many residents seek options for downsizing or aging in place within their community. Council members confirmed that the project requires a partial amendment to the Official Community Plan and necessary rezoning for the site, addressing the growing demand for modern housing in the area.
During the public hearing, supporters of the project highlighted the need for more housing options, while critics raised concerns about increased traffic and the materials proposed for the buildings. One resident emphasized the urgent need for improved traffic signalization at the intersection of 32 Avenue and 160 Street/Morgan Creek Way, stating, “Moving north-south through that intersection is getting harder and harder.”
Graham Barker, representing Morgan Creek Holdings Inc., explained that the project aims to provide large-format townhomes and turnkey, stair-free condominiums, catering to families looking to downsize. “We’ve hosted numerous open houses and adapted our plans based on feedback,” he noted, emphasizing the community-centric approach of the development.
However, opposition mainly focused on concerns about traffic congestion and the planned use of asphalt roofing, which diverges from the cedar shake roofing style prevalent throughout the golf course community. Despite these objections, the council unanimously approved the third reading, moving the development closer to the construction phase.
Council member Harry Bains raised questions regarding traffic issues, assuring that options for extending left-turn bays and implementing green arrows were considered in the traffic assessment report. Meanwhile, Council member Linda Annis, a local resident, recused herself during the discussion and vote to maintain transparency.
As construction progresses, the local community remains engaged, with many residents supporting the project while advocating for essential infrastructure improvements. The anticipated completion of this development marks a pivotal moment for Morgan Creek, promising to enhance the neighborhood’s appeal and meet the evolving needs of its residents.
