Northern B.C. Property Valued at $4.7 Million Tops List
UPDATE: Northern B.C. has just revealed its most valuable residential property, assessed at an astonishing $4.7 million. This prime lakefront property, located at Moberly Lake near Dawson Creek, is part of a newly released top 100 list by the B.C. Assessment Authority.
This sprawling estate boasts a massive 10 bedrooms and 16 bathrooms, covering an impressive 9.29 acres of waterfront land. The announcement underscores the growing property values in the region, particularly in the Prince George area and northeastern B.C.
The rankings reveal that the first property in the northwest region is located at 1628 Willow Street in Telkwa, valued at $2.201 million. This two-storey residence features five bedrooms and five bathrooms on a generous 14.34 acres. Another notable property is situated in rural Hazelton, specifically at 5040 Six Mile Road, also valued at $2.201 million but covering a massive 218 acres with a two-bedroom, three-bathroom home.
In addition, a property at 2791 First Ave. on Lakelse Lake near Terrace ranks high at $2.154 million. This home features two bedrooms, three bathrooms, and spans 3,000 square feet.
Despite the high valuation, the $4.7 million home pales in comparison to the most expensive properties in British Columbia. The top spot belongs to Chip Wilson, the founder of Lululemon, whose home in the Kitsilano Beach area of Vancouver is valued at a staggering $73.457 million, reflecting an 11% decrease from its 2025 valuation of $82.664 million.
The list reveals a significant absence of top properties in regions such as Kitimat, Prince Rupert, and Haida Gwaii, highlighting the concentration of high-value real estate in select areas of B.C.
As the real estate market evolves, these valuations are critical for potential buyers and investors looking to navigate the Northern B.C. property landscape. What remains to be seen is how these trends will influence property sales and investments in the coming months. Stay tuned for more updates as this story develops.
